Flood zones and insurance are important questions for Southwest Florida buyers, but every property is different. A home’s mapped flood zone is only one part of the picture. Elevation, roof condition, impact protection, construction features and prior improvements can all affect insurance options and ownership costs.
Before making an offer, review the current flood information for the exact address and request homeowners and flood-insurance estimates as early as possible. Ask whether an Elevation Certificate, wind-mitigation report, four-point inspection or permit history is available. These documents can help your insurance professional evaluate the property accurately.
Do not compare homes by purchase price alone. Two homes with similar prices may have very different insurance, repair or maintenance costs. A smart buyer uses the inspection period to gather the facts and review the complete monthly payment before moving forward.
