Steps to Take After Your Offer Is Accepted

Congratulations — your offer has been accepted! 🎉 But before the keys are in your hand, there are several important steps between now and closing. At SWFL Life Realty, we're here to make sure every stage of your transaction is smooth, clear, and successful.

Once your offer is accepted, you’ll review and sign the finalized purchase agreement. This document outlines the terms, contingencies, and timeline of your transaction. We’ll walk you through every detail so you understand your obligations as a buyer.

This is a good-faith deposit (typically 1–3% of the purchase price) held in escrow. It shows the seller you’re serious — and it’s credited toward your purchase at closing.

You’ll want a licensed home inspector to evaluate the property for any structural, electrical, or mechanical issues. If the inspection reveals concerns, we’ll help you renegotiate, request repairs, or reassess the deal.

Keep in close contact with your mortgage lender. They’ll need additional documents (pay stubs, bank statements, etc.) to finalize underwriting. Avoid big purchases, job changes, or credit shifts during this time.

Your lender will order an appraisal to confirm the home’s value aligns with your loan amount. If the home appraises below your offer price, we’ll discuss options — including renegotiation or increased down payment.

Most lenders require proof of insurance before closing. Compare quotes and ensure your policy covers the full replacement value of the home.

A title company will perform a title search to ensure the property is free of liens or disputes. You’ll also receive a preliminary settlement statement outlining closing costs.

Typically 24–48 hours before closing, this ensures the property is in agreed-upon condition, with any repairs completed and no unexpected issues.
